BASIC ACKNOWLEDGMENTS 

Check in – Check out time: 

Check-in Time: 4:00 PM (In the event that unforeseen circumstances cause a delay in 

housekeeping, there might be occasional instances where the check-in time needs to be 

adjusted to 5:00 PM. Should the rental not be prepared by 5:00 PM, guests will receive a refund 

of $100 and an additional $100 for each subsequent hour until the rental is ready. We will 

contact you on the day of check-in to inform you about the property's readiness.) 

Check-out Time: 10:00 AM (If the property is not vacated on time without prior management  

approval, there will be a fee of $100 for each hour beyond the designated check-out time.) 

RESERVATIONS  

Reservations can be made directly with MN RE&M through our official booking website or via 

an authorized Online Travel Agency (OTA). The rates applicable will be those in effect for the 

year in which the reservations are made. All times mentioned are in Central Standard Time, and 

all transactions are conducted in USD unless stated otherwise. 

PRICING & PAYMENT & CC HELD FOR UNFORESEEN DAMAGE  

Payment settings and expectations may vary depending on the Online Travel Agency (OTA) you 

are using. We strongly advise you to carefully review these details on the specific booking 

platform you are utilizing. If you have made a reservation through an OTA other than Airbnb, 

MN RE&M securely retains your credit card information on record. Following the industry norm 

for resorts, hotels, motels, and similar establishments, it is understood that the card 

information will be held by MN RE&M until after the booking period. 

By proceeding with the reservation, guests provide explicit consent to MN RE&M to retain the 

provided card information for the duration of their stay. This card on file may be charged in the 

event of any property damage or violations of the Rental Agreement terms, as explicitly 

outlined in the House Rules section. 

For bookings made through Airbnb, MN RE&M will initiate a separate invoice seven days prior 

to the reservation. This invoice will authorize a nominal $1 charge, allowing guests the 

opportunity to associate a credit card with their booking to cover potential unforeseen 

damages. 

CANCELLATION POLICY  

Cancellation policies are established on a property-by-property basis and can differ based on 

the regulations of the respective Online Travel Agency (OTA) as well as how the individual 

property is presented during the booking process. We strongly advise that you thoroughly 

review and comprehend these policies. 

For reservations made directly through MN RE&M using our official booking website or phone 

services, we kindly ask you to acquaint yourself with our direct booking cancellation policy. This 

policy ensures a 95% refund if the booking is canceled 30 days or more prior to the reserved 

dates, and a 50% refund if the cancellation is made between 14 and 30 days before the booking 

commences. The 95% refund in the first case accounts for our credit card processing fees. 

Regrettably, no refunds can be provided for cancellations made within 14 days of the scheduled 

booking. 

It's essential to note that the likelihood of the property owner being able to fill the dates and 

recover potential losses due to a cancellation within that time frame is significantly reduced. 

Please don't hesitate to reach out if you have any inquiries regarding our cancellation policy 

concerning direct bookings. 

ADULT MUST RENT   

MN Real Estate and Management, acting as the representative of the Owners, and the Tenant 

mutually establish the following terms: The Tenant specified above is confirmed to be at least 

twenty-five (25) years old, thereby qualifying as an "adult." This Tenant will serve as an 

occupant of the designated unit for the entire duration of the reserved stay. Beyond the 

primary Tenant, any additional occupants with proper authorization may include the Tenant's 

family members or close acquaintances. Access to the premises will be strictly limited to 

individuals falling within the aforementioned categories. 

It is imperative that the Tenant refrains from granting entry or usage of the premises to any 

individuals not covered by the above-mentioned categories. In the event that unauthorized 

persons are found to be occupying or utilizing the Premises, the Tenant is required to promptly 

vacate the premises without entitlement to any refund. 

Please be aware that keys will exclusively be issued to individuals who meet the criteria of 

being an adult as defined above. 

FALSIFIED RESERVATION  

Any reservation obtained under false pretense will be subject to forfeiture of reservation 

deposit, damage deposit, and/or balance of rental payment. We reserve the right to make 

random inspections of the Rental Unit. If the responsible Adult (Over Age 25) is not present and 

cannot be produced within 1 Hour of said random inspection, all occupants will be asked to 

vacate immediately with no refund of rent or damage deposit.  

ACCIDENTAL DAMAGE  

Guests are advised to obtain third-party short-term rental insurance for potential accidents and 

damages. While accidents occur, we expect immediate reporting of damages. The responsible 

guest bears liability for property damage. Damages' costs are withdrawn from the provided 

card or invoiced on a 30-day net basis after discussion. 

USE OF BEACH, DOCK, OWNER PROVIDED AMENITIES, LAKE  

Certain property owners offer various watercraft and recreational equipment. MN Real Estate 

and Management, along with the property owners, hold no responsibility for accidents or 

injuries sustained by guests while utilizing the property. Each guest is accountable for their 

safety, conduct, and actions, and we disclaim any accident-related liabilities. Swimming and 

boating are undertaken at guests' own risk, and precautionary measures, including wearing life 

jackets and closely supervising children, are strongly advised due to inherent risks. Please note 

that inherent risks are associated with swimming and boating activities. Alcohol consumption is 

prohibited during swimming, near water, or while using watercraft. All guests must review, 

consent to, and sign a liability waiver and house rules. By renting the property, you 

acknowledge and accept the liability waiver, absolving us from injury or fatality-related claims 

on or around the premises. 

Communication   

Guests receive a 24/7 cell phone number for inquiries or concerns. If any questions about house 

rules or safety arise, please contact us at 218-232-7079. Your safety matters, and we're nearby 

to promptly assist and address any queries. 

OVERVIEW OF GENERAL HOUSE RULES  

Please note that House Rules might slightly differ across properties, while our standard rental 

contract applies to all. All guests are obliged to review and adhere to the fundamental house 

rules. Failure to comply with these rules MAY lead to immediate eviction and forfeiture of 

payments. Violations, including excessive cleaning, will incur a charge ranging from $250 to 

$500 per breach in addition to property damage. This fee will be communicated with the guest 

prior to processing, debited from the provided card, or invoiced to the responsible guest with a 

30-day payment deadline. 

We want you to have a good time! We aim for your enjoyment while maintaining guidelines to 

safeguard guests, neighbors, property, and sustain our successful short-term rental operation. 

The majority of guests find our house rules reasonable. Feel free to inquire; we strive to 

accommodate whenever possible. 

We kindly request each guest to exhibit the highest consideration for our neighbors and local 

community. Living near a vacation rental wasn't their choice, and while many welcome and 

value our guests, not all do, and we strive to manage this balance. Sustaining our Short-Term 

Rental opportunities necessitates harmonious neighborly relationships. Beyond the yard sign, 

neighbors have 24/7 contact via cell phone for concerns. We strongly advocate for front door 

Ring cameras to enhance security. While our goal is your enjoyment, adherence to basic 

house rules is imperative. Though issues are infrequent, don't hesitate to contact us if 

questions arise. 

SMOKING OR VAPING INSIDE  

Smoking and vaping are strictly forbidden. Unauthorized smoking will result in charges for 

cleaning carpets, upholstery, linens, and deodorizing. This includes four and three season 

porches, guest houses, and other structures. This pertains to all property structures. Please 

consider potential allergic reactions of the next guests who chose a smoke-free property. Kindly 

smoke only outdoors to respect owners and guests. Note that some properties have Wi-Fi

connected vape and smoke detectors that alert us immediately. 

FIREWORKS  

The use of fireworks, whether on the property or beach, is strictly prohibited. Fireworks lead to 

extensive cleanup, accidental harm, and neighbor concerns, making them unacceptable in any 

form. 

Pets (Most Properties Prohibit Pets) 

Important Notice: Please be fully aware of our property boundaries and prevent your dog from 

entering neighboring yards. 

Please Note: The majority of our properties have a no-pet policy. If you've reserved a non-pet

friendly property, kindly honor the owner's decision. Introducing pets into such rentals 

necessitates specialized cleaning, as other guests might have severe allergies that led them to 

choose this property. Unauthorized pet presence incurs a minimum $500 charge. 

For properties allowing dogs: Up to two well-trained dogs are permitted. It's crucial to 

comprehend and respect property boundaries to avoid encroaching on neighbors' land. Notify 

us if neighboring dogs wander onto your rental. 

Please review all pet rules: 

• Please keep any dogs off carpeted areas. If your dog urinates on a carpet, you will be 

charged for carpet cleaning.  

• Pets must be included in the reservation and generally not exceed 80lbs (unless pre

approved). 

• Dogs left alone on the property must be crated, and leashes are obligatory unless the 

property is fenced. 

• A maximum of 2 dogs per reservation, and no dogs on beds or furniture. 

• Please bring your dog's bed. 

• If unable to adhere to these rules, kindly keep pet-friendly properties enjoyable by 

leaving pets at home. We reserve the right to expel guests without refund for non

compliance. 

Cleaning: Guests must clean up all dog waste from the yard; a $100 fee applies if housekeeping 

handles this. 

Please read and adhere to these guidelines for a harmonious stay. 

Illegal Drugs or other Illicit Activity  

Absolutely no drugs or unlawful activities are permitted on the property. Any suspicion 

of illegal conduct will be promptly reported to the authorities. Both the Tenant and their 

guests must adhere to all Minnesota state, county, and local laws while on the 

premises. Non-compliance with these regulations may lead to eviction, resulting in the 

forfeiture of rents and security/damage deposits. 

HARD TO CLEAN MESSES  

Items such as confetti, glitter, balloons, and silly string are prohibited on the property, and 

extra caution should be exercised to prevent gum from adhering to furniture or pillows. 

Scattering small but abundant debris throughout the property can create substantial challenges 

and costs for housekeeping. Should an unmanageable mess be left for housekeeping, we retain 

the right to apply an additional charge to the provided credit card on file. 

LAKE, YARD, & BEACH DEBRIS  

Disposing of garbage or debris in the lake or beach poses environmental concerns and strains 

neighbor relations; this encompasses cans, food wrappers, bags, etc. We request thorough 

cleanup of any outdoor messes. 

SEPTIC SYSTEM 

It's crucial to be aware of whether the property you're staying at has a septic system. Due to 

potential clogs, overflows, and backups that may affect homes, septic systems are closely 

regulated by the County. When renting a property with a septic system, guests should consider 

two factors. Firstly, these systems are designed for specific bedroom and guest capacities, so 

please avoid excessive water use, including prolonged showers. Secondly, each bathroom in our 

properties has a reminder that only toilet paper and human waste can be disposed of in the 

septic system; all other items must be discarded in the trash. This includes "flushable wipes," 

which can obstruct septic system filters. 

GARBAGE 

Please consult your house rules to identify the designated garbage pickup day. Should your stay 

conclude on that day, please ensure that the garbage cans are placed for collection. Each stay is 

provided with two garbage cans at the property, typically accommodating around six trash 

bags, suitable for most groups. Should you happen to have an excess of garbage, kindly notify 

us; extra pickups and disposal require hiring external assistance. We appreciate guests 

informing us of any significant garbage volume and expect them to cover the associated 

removal cost. Garbage cans should be left out for pickup by housekeeping; alternatively, guests 

may bring them to the house for convenience but should remember to return them outside the 

evening before the scheduled pickup. 

UNAUTHORIZED GUESTS OVERNIGHT  

After dark, only registered guests are permitted on the premises, as outlined in the GUESTS 

section. Our occupancy strictly adheres to Short-Term License regulations, which are 

determined by factors like septic capacity and home size. Kindly honor these guidelines to 

ensure our owners' compliance and avoid any issues. Unauthorized tents or yard camping are 

prohibited without explicit written permission. 

NEIGHBOR OR POLICE CALL  

The purpose of all the other rules is to prevent neighbor complaints, nuisance calls, or police 

involvement. The most frequent issues we encounter involve 1) excess guests 2) noise 

disruptions 3) surpassing pet limits and 4) exceeding vehicle allowances. Feel free to inquire 

about any house rules to avoid these scenarios. We prioritize fairness by considering each 

situation and collaborating closely with our guests. 

EXCESSIVE OR INDECENT NOISE  

Neighboring residents have access to a 24/7 cell phone number to report issues via call or text. 

We understand that you’re staying to have a good time, which often includes noise. 

Nevertheless, please show consideration for our neighbors. Quiet hours span from 9 PM to 9 

AM. Playing loud music or music featuring explicit language or content is prohibited at all times. 

Continuous screaming or offensive yelling is also not allowed. Given neighbors with young 

children, we urge your understanding and cooperation in this regard. Your patience and 

collaboration are greatly valued. 

SELF TANNING LOTION, FINGERNAIL POLISH & REMOVER  

Mishaps occur, but please note that all properties prohibit the use of fingernail polish/remover 

and self-tanning lotion. These substances can cause irreparable damage to towels, bed linens, 

and furniture by leaving permanent stains. 

CLEANING FISH INDOORS IS PROHIBITED  

EXTRA DAYTIME GUESTS   

For any intended guests during your stay, it's essential to receive prior approval from 

Management. Daytime visitors must not surpass the count of registered guests and should 

depart from the property before nightfall. 

PARKING  

As per the county license, parking is limited to one vehicle per bedroom, and it's prohibited to 

park on public roads or in yards. If there's a need for an exception, kindly inform us. Adhering to 

these guidelines is crucial to prevent neighbor complaints, as this issue has been raised 

frequently. 

USE OF AMENITIES  

For reasons of liability and insurance, only individuals listed on the rental agreement and 

formally registered as guests are permitted to utilize any amenities. 

DOCKING & TYING A BOAT  

You are certainly welcome to bring a boat up and use the dock. However, it is VERY important if 

the weather is bad, or it gets windy to take it out. Leaving a boat tied to the dock can easily 

cause major damage to the dock etc. Some of our properties do not allow a boat to be tied to 

the dock overnight. Please check the individual rules for the property you are booking at. If any 

damage occurs as a result of leaving a boat tied to the dock in bad weather the responsible 

guest will be responsible for all damage.  

Unless specified in the individual property marketing and house rules, on most properties there 

is no launching of motorized watercraft from the property; guests must launch motorized 

watercraft from a DNR public access. All watercraft are to be moored at the dock. 

OPERATION OF ATVs & SNOWMOBILES  

We kindly ask you to carefully review the specific regulations applicable to the property you are 

renting. It's important to note that while certain properties permit the use of motorized 

vehicles, others have restrictions in place. Should you have any inquiries or concerns, please 

don't hesitate to reach out to us for clarification. 

USE OF FIREARMS  

While we fully respect your Second Amendment rights and your choice to possess and use 

firearms, we must emphasize that our short-term rental accommodations are not suitable for 

firearms. It's important to note that MN RE&M has a firm policy in place that strictly forbids the 

presence of firearms on all of our properties. Your understanding and compliance with this 

policy are greatly appreciated.  

OUTSIDE FIRES  

Numerous properties are equipped with outdoor fire pits for the convenience of our guests. It's 

of paramount importance that guests adhere to proper fire safety practices. Particularly in dry 

conditions with gusty winds, flames have the potential to swiftly escalate, potentially spreading 

into nearby grass and posing a serious fire hazard. 

Guests bear the responsibility of ensuring that all fires are completely extinguished once they're 

finished tending to them. In the event that we receive a notification from a concerned neighbor 

regarding an unattended or excessively large fire, we are obligated to promptly address the 

situation. This involves contacting the guest and requesting immediate extinguishment. Should 

we be unable to reach the guest, any expenses incurred for dispatching personnel to extinguish 

the fire will be charged to the guest's registered credit card. Your cooperation and diligence in 

this matter are greatly appreciated. 

SAFE USE OF OUTSIDE GRILLS  

As part of our cleaning protocol, our housekeeping team is tasked with regularly maintaining 

the grease traps and grease trays situated beneath the grates of all grills after each use. It's 

essential to recognize that depending on the type of food being grilled, a potentially hazardous 

accumulation of grease can occur within a matter of days. This buildup could lead to a serious 

and unsafe grease fire. 

Before utilizing any grill, we strongly recommend thoroughly inspecting the grease buildup. If 

your stay extends over several days, it might be necessary to clean out the grease trap midway 

through your stay to ensure the grill's safe operation. This is particularly crucial when grilling 

items like chicken, pork chops, or other fatty meats over an extended period. Your diligence in 

this matter greatly contributes to the secure and enjoyable use of the grill facilities. 

USE OF LIFE JACKETS  

MN RE&M does not offer or oversee any type of watercraft. Nevertheless, certain property 

owners have kayaks, canoes, and similar equipment on their premises that guests are 

permitted to use. It's important to note that we assume no responsibility for injuries or 

fatalities resulting from the use of these amenities. However, in the interest of guest safety, we 

do require the consistent use of life jackets whenever guests engage with water amenities. 

If we receive reports from neighbors about guests using watercraft without wearing life jackets, 

we will kindly request that all water activities cease from that point forward. This precaution is 

in place due to the significant risks and potential liabilities involved. Naturally, this guideline 

doesn't apply to recreational activities such as playing and swimming on the beach. 

To ensure your safety, please ensure the availability of life jackets prior to your stay. While 

most owners provide an array of options for guest use, it's advisable to confirm beforehand. 

Many guests opt to bring their own life jackets to ensure proper fit and quantity. Your 

cooperation is deeply appreciated. 

LARGE GROUPS, MEETINGS, PARTIES  

The guest is not permitted to organize events (including parties, celebrations, or meetings) at 

the property unless they have obtained prior written consent from the owner. In the event of 

any such occurrences, the owner reserves the right to terminate the Agreement without issuing 

a refund for any payments made by the guest for the booking. Additionally, the owner will not 

bear any legal responsibility for arranging alternative accommodation. 

Cameras on the Property  

Guests should be aware that certain property owners opt to install a doorbell camera and a 

lake-facing camera for security reasons. It's important to note that, as per legal rulings, these 

cameras are permissible, and their recordings can be utilized as evidence in legal proceedings if 

unfortunate incidents were to transpire. Nonetheless, it's crucial to emphasize that owners are 

strictly forbidden from accessing any cameras while guests are present at the property. 

Should you have any questions regarding the presence of cameras on the premises, please 

don't hesitate to contact us. We have recommended to owners that it is a best practice to 

deactivate these cameras when the property is being rented. Your comfort and peace of mind 

during your stay are of utmost importance to us. 

HOUSEKEEPING 

Please note that there is no daily maid service available. The provided linens and towels are 

meant to stay within the unit and should not be removed. Upon arrival, you will find an initial 

supply of essentials including trash liners, toilet paper, soap, and 15 other common household 

items. 

A one-time cleaning fee is included in your booking. However, if any cleaning requirements 

exceed the agreed-upon house rules, additional cleaning fees may apply. These extra fees are 

applicable for excessive cleaning that goes beyond the standard cleaning expectations. 

UTILITIES OUTAGES  

In extremely infrequent instances, there might arise utility-related concerns. We are committed 

to swiftly addressing and resolving such issues. Please be advised that no reimbursements will 

be provided for short-term disruptions in services such as internet, electricity, gas, water, cable, 

or telephone. Any outages should be promptly reported, and every endeavor will be made to 

reinstate them without delay. 

In the event of an unforeseen circumstance leading to a prolonged disruption that significantly 

affects the quality of your stay, we collaborate with guests and negotiate potential refunds with 

property owners on a case-by-case basis. Your comfort and satisfaction remain our priority, and 

we aim to ensure that any unexpected situations are handled with fairness and understanding. 

PESTS & RODENTS  

A portion of our properties are nestled in wooded areas, while the majority are situated near 

lakes. As a standard, we mandate property owners to engage third-party professional pest 

control services at the initial signs of any pest infestations such as mice, ants, bees, and the like. 

In the exceedingly rare event of a pest-related issue at one of our properties, we kindly request 

immediate notification. Rest assured, we are dedicated to promptly addressing and resolving 

any concerns that arise. However, it's important to clarify that we do not have an obligation to 

provide refunds or compensation in relation to pest-related matters. 

Additionally, it's worth noting that while many of our property owners undertake mosquito and 

spider control measures, not all follow this practice. If you have inquiries regarding this policy, 

please don't hesitate to ask. It's crucial for guests to recognize that when renting a lake 

property in Minnesota during the summer, encountering some insects is likely. Your 

understanding in this matter is greatly appreciated. 

HAZARDOUS PRACTICES & SAFETY CONSIDERATIONS 

Please refrain from disassembling smoke detectors, as they play a crucial role in ensuring your 

safety. When cooking, make use of the overhead stove fan to prevent inadvertent triggering of 

the smoke detector alarm. When setting up grills, maintain a safe distance from buildings. 

Take a moment to thoroughly understand the guidelines related to heat sources. With a few 

exceptions, the usage of wood fireplaces is generally restricted due to liability concerns. 

Ensure the proper utilization of all amenities.  

Whenever on the water, wear life jackets consistently, and exercise close supervision over 

children. Your adherence to these instructions greatly contributes to a safe and enjoyable stay. 

ENTRY BY MANAGER OR OWNER (in very rare circumstances)  

Under exceptional conditions, the owner or their representatives may access the property for 

the following reasons: during emergencies; unscheduled inspections prompted by safety issues, 

police involvement, or neighbor reports; for essential repairs, alterations, or agreed-upon 

enhancements; to provide essential or prearranged services or to exhibit the premises to 

potential buyers, tenants, or contractors. The owner will make an effort to give the renter at 

least 1 hours’ notice prior to entering whenever feasible. 

Condition Upon Leaving  

The tenant commits to leaving the property and its belongings in a comparable condition to 

when they initially arrived, accounting for ordinary wear and tear. Furnishings and personal 

items are not to be taken from the premises for use elsewhere or in other locations. Upon 

vacating the premises, all keys must be returned by the tenant. Failure to return keys will result 

in a charge of $50.00 per key. 

SLEEPING CAPACITY/DISTURBANCES  

The tenant and all occupants must promptly vacate the property and relinquish the rental fee 

and security deposit under the following circumstances: if the occupancy surpasses the 

maximum sleeping capacity permitted, if the premises are utilized for unlawful activities, if any 

damage is inflicted upon the rented property or neighboring properties, and for any other 

actions that disrupt the neighboring occupants' rightful enjoyment of their premises. 

MAINTENANCE  

Kindly notify us of any maintenance requirements concerning the property, and we will address 

them promptly. Please understand that refunds will not be issued for maintenance issues, 

which encompass but are not confined to heating and air conditioning, appliances, televisions, 

and stereos.  

LINENS/TOWELS/SUPPLIES  

MN RE&M provides linens and towels for your stay. In the event of lost or damaged linens, 

appropriate charges will be applied. 

For your convenience, MN RE&M offers a set of 15 essential household items, including paper 

products. Any additional items required are the responsibility of the tenant. 

While a modest selection of cleaning supplies might be available, it's advisable to consider 

bringing any specific items you anticipate needing during your stay. 

HOLD HARMLESS  

MN Real Estate and Management LLC, nor the owner, assumes any liability for loss, damage or 

injury to persons or their personal property. Neither does the owner accept any liability for any 

inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in 

supply of water, gas, cable service, electricity, or plumbing, as well as due to weather 

conditions, natural disasters, acts of God, or other reasons beyond its control. MN Real Estate 

and Management is not responsible for the damage or loss of any Guests personal property 

while staying at a property.  

ADDITIONAL TERMS AND CONDITIONS  

The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and 

administrators, fully releases and discharges Owner from any and all liabilities, claims, 

demands, and causes of action by reason of any injury, loss of damage by whatever nature 

which has or have occurred, or may occur to the undersigned, or any of his/her guests as a 

result, or in connection with the occupancy of the premises and agrees to hold Owner free and 

harmless of any claim or suit arising there from. In any action concerning the rights, duties or 

liabilities of the parties to this agreement, their principals, agents, successors or assignees of 

the prevailing party shall be entitled to recover any reasonable attorney’s fees and costs. 

Owner reserves the right to terminate this Agreement upon their discretion at any time based 

on a violation of rules or lack of payment. In the very rare incident that an Owner of a property 

is not willing or able to provide the set booking MN RE&M will immediately notify the Guest 

and refund all monies as soon as possible.  

Permission to Contact 

The tenant grants MN RE&M permission to contact them via text, phone, or email after their 

stay for the purpose of gathering feedback, addressing concerns, or extending future booking 

invitations. However, at any point, the tenant retains the right to opt out of receiving any 

further communication. 

Please remember that you are renting a private home. Please treat it with the same respect you 

would like shown in your own home.
